       Infill zoning is HOT!  After the urban sprawl over the last decade, real estate projects are moving back toward the city core.  Many cities have designated "infill incentive districts" that provide expedited procedures, density bonuses, and other attractive features designed to incentivize real estate developers for taking on an infill development project.

       There are many infill opportunities in downtown Phoenix and in other areas in and around the Greater Phoenix area.  Likewise, there are places in California, such as the Inland Empire, Riverside, Ontario, Moreno Valley  and Corona that also advertise infill opportunities.

       The key to successful infill development often comes down to the zoning and entitlements, including zoning and rezoning, special use permits, and variances.
